How it works

  1. Send the report. Email or text us the inspection PDF, or the electrical pages of it.
  2. Line-item quote. We quote each flagged item so you and the other side can agree on what's being fixed.
  3. Scheduled around closing. Tell us the date. We'll offer appointment windows that leave room for re-inspection if one's required.
  4. Documentation. You get an itemized invoice listing what was corrected, for the file and the other party.

Timing before closing

The sooner we see the report, the more options you have. Most correction lists are a single visit. Panel replacements and aluminum wiring work need a permit and more time, so if those are on the list, call the same day you get it.

Pricing

Estimates off the report are free. If the work goes ahead, pricing is per item on the quote. There's a $135 minimum for any visit that involves troubleshooting or repair, credited to the job when you accept the proposal.

Inspection repair questions

Can you quote from the inspection report without a visit?

Often, yes, for common items like GFCI outlets and double-taps. Panel and wiring items usually need a look first. Either way the estimate is free.

How fast can you get to it?

Tell us your closing date when you call. We schedule from our real availability and will tell you honestly if a date won't work.

Do you provide documentation for the buyer or agent?

Yes. You get an itemized invoice listing each correction.

What if the report flags the panel brand?

Federal Pacific, Sylvania Zinsco, and fuse boxes are usually replacement conversations. We'll quote it separately so the two sides can negotiate it.
